ST. JOHN PROPERTIES SIGNS LEASES FOR THREE NEW FAST-CASUAL RESTAURANT CONCEPTS IN GREATER BALTIMORE REGION

BALTIMORE (April 14, 2014) St. John Properties, Inc. has signed leases that will add three new fast-casual restaurant concepts to its portfolio of business communities in the greater Baltimore metropolitan region. Royal Karma expects to open in late summer at Annapolis Technology Park, a business community positioned approximately five miles from downtown Annapolis, El Toro Bravo anticipates opening at BWI Technology Park II near BWI Airport in May, and Squisito Pizza and Pasta anticipates an early spring opening at Yorkridge Center North, a project located between Towson and Hunt Valley on York Road in Baltimore County.

Royal Karma features specially-prepared North Indian cuisine including Fish Goani, which consists of salmon cooked in coconut sauce; shrimp vindaloo, a dish prepared with large prawns in a fiery sauce; and Lamb chops which are marinated with spices and grilled in a clay oven. The restaurant serves both lunch buffet and dinner, with an assortment of appetizer, salad and dessert selections created with traditional Indian spices and flavors. This is the restaurant’s second location, joining its existing restaurant in the Honeygo Village Center in White Marsh.

El Toro Bravo serves a wide variety of authentic Mexican food dishes including burritos, enchiladas and fajitas and features a bar that offers 20 different flavors of margaritas made from 70 varieties of tequila. The restaurant also operates a location in downtown Annapolis.

On completion BWI Technology Park will consist of seven commercial office, flex/office and retail buildings comprising more than 275,000 square feet of space near the intersection of West Nursery Road and MD Route 295 near BWI Airport. Nearly 200,000 consumers reside within a five mile radius of the business community.

Squisito Pizza operates seven locations throughout the Anne Arundel County area, with the Yorkridge Center North site representing its first in the Baltimore County marketplace. Positioned as a neighborhood Italian eatery, the concept specializes in a wide variety of hand-tossed pizza and pasta dishes, as well as salads, sandwiches and entrée dishes featuring seafood, veal and chicken.

Yorkridge Center North, located on the York Road corridor in the Cockeysville/Hunt Valley section of Baltimore County, is comprised of three buildings totaling more than 115,000 square feet of retail, R&D flex and office space. More than 31,000 vehicles pass the site on a daily basis from York Road and nearly 43,000 people reside within a three mile radius of the site.

“The fast-casual restaurant category is among the fast-growing retail sector in our region, as the general public constantly seeks new dining options to match a fast-paced and time-depraved lifestyle, while businesspeople continually look for lunch and early-dinner choices that offer speed, convenience and high value,” said Bill Holzman, Vice President, Retail Leasing for St. John Properties. “We are extremely familiar with all three management teams and have tremendous confidence in their abilities to operate successful restaurants that deliver exceptional dining experiences to multiple audiences.”

St. John Properties, Inc., founded in 1971, has developed and owns more than 17 million square feet of R&D/flex, office, retail and warehouse space in Maryland, Colorado, Louisiana, Nevada, Pennsylvania, Virginia and Wisconsin.
