Timonium home sales were down slightly in March versus the same month last year.
A total of $8,473,400 in homes changed hands, while in March 2011, $8,982,300 sold. The good news is that the average sold price was up, though, to $325,900 from $309,734 last year.
Twenty-six homes sold, 16 of them were single family homes, while the other 10 were townhouses or condos.
Sixty-six homes came on the market last month, with a total of 134 active homes for sale in our area.
Sixty-six homes in Timonium also went under contract, with a total of 89 pending by the end of March. This is a 50% increase over last year, with 22 more under contract -- a great sign! Also, the fact that the same number that came on the market and went under contract tells me that the market is shifting, as less inventory tends to drive prices.
The Timonium real estate market is on the positive side of the equation. I know I have mentioned it before, but market snapshots are not a true picture of what may be happening in your actual Timonium community.
